 Drive-Up Appeal

  • Curb appeal counts!!! Here are some tips, which will give a terrific first impression:
  •  Trim trees and shrubs.
  •  Clean out flower beds and plant a few flats of seasonal flowers.
  •  Paint the front door, trim work and gutters if necessary. 
  •  Make sure doorbell is working properly.
  •  Wash the mailbox.
  •  Keep the porch swept and purchase an attractive mat for people to wipe their feet.
  •  Don’t forget rear patio doors and walkways.
  •  Clean the exterior heating / cooling units and change the filter in the house.
  •  If possible, clean oil stains from concrete driveways and patch or seal asphalt drives.

 

Inside Absolute Basics

  • Start by airing out the home. Most people are turned off by even the smallest odor.  Odors must be eliminated, especially those caused by dogs and cats, soiled diapers and/or cigarettes. 
  • Wash all the windows in the home, inside and out.
  • If it has been over a year since the carpets have been cleaned, now is the perfect time to have them cleaned.  Bare floors should be waxed or polished. 
  • Put bright light bulbs in every socket made for a bulb. Buyers like bright and cheery!
  • Clean out closets, cabinets and drawers. Closets should look like they have enough room to hold additional items.  Get everything off the floor and don’t have the shelves piled to the ceiling.  Rent a storage bin, if necessary.

  • Make sure the rooms are not overcrowded with furniture.  Select pieces which look best and store the rest.
  • Keep the kitchen sparkling clean.  Make sure all appliances are clean at all times.  Straighten cupboards which appear cluttered and keep floors gleaming.
  • Bathtubs, showers and sinks should be freshly caulked.  The grout should be clean and in good condition. There should be no leaks in the faucet or traps.
  • If you are a smoker, we suggest cleaning the carpets and drapes, then smoke outside the home until your home has closed.
  • If you have limited counter space in the kitchen, store unnecessary items. 
  • Keep children’s toys out of the front yard, sidewalks and porch.  If in back, keep them picked up. 
  • Remove any clutter from halls and stairways.
  • Take the time to oil hinges, tighten doorknobs and faucets. 
  • Clean ashes out of the fireplace.
  • Make sure that the pull-down staircase to the attic is working properly.
  • Be sure there is an operating light in the attic.
  • The pool (if any) needs to be sparkling and free of leaves.

Marketability Checklist

  • How many showings did you have while your home was on the market previously?
  • How many offers did you have?
  • Were the advertising efforts focused on the top 5 best features of your home?  
  • Were quality photos used to show the best features of your home?
  • Is the local market rising, falling or staying even?
  • Is your opinion of value based on actual neighborhood sale prices?
  • How many homes in the area are competing against mine right now?
  • How does mine compare?
  • Have any neighborhood homes been on the market too long?
  • If YES, Why?                                                              
  • Is my home consistent with larger or smaller homes in the surrounding area?        
  • Are my financial needs influencing my asking price?
  • Is my original purchase price influencing my asking price?
  • Am I willing to price it right and stand firm?          
  • Are the benefits of moving important enough to price my home at market value?
  • Is the asking price comparable to similar homes in your area which have sold recently?
  • Have you checked your property with a critical eye?             
  • Buyers will look for faults which could cost them money to remedy.  A pre-listing home inspection is a must
  • Have you had a home inspection recently?           
  • Have you had a termite inspection recently?  Do you have a bond?
  • Have you cleaned, landscaped made any necessary repairs and painted?           
  • You have only one chance to make a good first impression, so lavish time, money and energy on curb appeal.
  • Has the furniture been arranged to create the most open space.
  • If you have “too much?” furniture, remove some and store it. 
  • Six very important words: no clutter, no clutter, no clutter!
  • For showings did you keep the house immaculate?
